    HOW DO I CHOOSE THE RIGHT HOME INSPECTOR?

  • Through all the years I've been providing home inspections I can honestly say that most potential clients, I'd say 90% of them have one thing in common, when they call me, the first thing they ask is "how much do you charge?". Unfortunately this is the wrong first question, this should be your last question! The average price for a home inspection in Ontario is $300 to $600 and usually takes between 2.5 and 3 hours, depending of course on the size of the house, the location and any additional components that you may want inspected. Never choose the inspector because they're cheap or they're quick. Whether you choose myself or someone else you should always ask these questions first;

    1) How many years have you been inspecting houses? 

    2) What education do you have? (the home inspection industry is unregulated so anyone can call themselves a home inspector with or without formal education)

    3) What is your level of competancy? (are they just "certified" or are they an RHI or MHI)

    4) What profesional association are you a member of? And, what Standard of Practice do you adhere to?

    5) Will you be using an Infrared Camera? (it's very important that if an IR camera will be used that they are licenced to do so, this is for liabilty reasons)

    6) When will I receive my report? (you should receive it within a couple of hours once the inspector leaves the property)

    7) Do you carry the required insurance? (that would be General Liability and Errors and Ommisions)

    8) And, finally you can ask "how much do you charge?"

    If you ask these questions your chances of receiving a good quality inspection is much better than choosing based on price alone. If any of these questions are stumbled on or annoys the inspector then move on to the next one!
